No mystery, no onboarding limbo. Here is the whole process from the first phone call to your first monthly statement — usually a few weeks, faster if the property is already rent-ready.

What your first few weeks look like.

Intro call

Usually day 1

Fifteen minutes, on the phone, with the owner of the company — not a sales team. We ask what the property is, what it's been doing, and what went wrong with whoever managed it last. If we're not the right fit, we'll say so on that call.

Walkthrough & rent recommendation

Usually within the first few days

We visit the property, photograph its condition, and price it against what's actually leasing nearby right now — not what a portal estimate says. You get a rent number, a list of what's worth fixing before listing, and what isn't worth the money.

Management agreement

After scope and pricing are confirmed

One agreement with the published fee schedule in it: 10% of collected rent, one month for placement, 10% maintenance coordination. No onboarding fee, no technology fee, no line item you have to call us to explain.

Listing & marketing

As soon as the property is rent-ready

Photos, a written listing, and syndication to the major rental sites. Showings are scheduled and run by us, and every inquiry gets answered the same day — the reason vacancies sit is almost always that nobody picked up the phone.

Screening

As qualified applications arrive

Credit, income verification, employment, prior landlord references, and eviction history on every adult applicant. We review each application against established written rental criteria and give you a clear recommendation, applying the same process to every applicant in a Fair Housing compliant way.

Lease & move-in

Before keys are released

Florida-compliant lease, deposit held per statute, and a dated condition report with photos at handover. That report is what protects your deposit claim at move-out, so we don't skip it.

Ongoing

Every month after

Rent collected, a monthly statement in your portal, maintenance approvals routed to you above the limit you set, and one phone number that reaches a person who already knows your property.
