This is the whole schedule. No setup fee, no monthly minimum, no inspection charges, and no cancellation penalty.
Management
10% of collected rent
Charged only on rent we actually collect. No rent, no fee — so a vacant month costs us too.
Leasing & placement
1 month of rent, one time
Marketing, showings, screening, and lease execution. Includes your first renewal free.
Renewals
$500 after the first year
Market review, renewal terms, and paperwork. Your first renewal is included at no charge.
Maintenance
10% coordination on each job
We work with a standing network of local trades, which often allows us to receive better pricing than a one-time retail customer. You see the vendor invoice and our coordination fee separately, so you always know what the work cost and what you paid us to manage it.
