Recommended
Online through the portal
Log in to your resident portal to see your balance, payment history, and submit your payment. It's dated and receipted automatically, so there's never a question about whether rent arrived.
Fastest
Zelle or bank transfer
Send to the account details on your lease or ask us to resend them. Always put the property address in the memo — an unlabeled transfer is a payment we can't credit to you.
Accepted
Check or money order
Made out to Airtight Property Management, with the property address written on it. Mailed checks are credited on the day we receive them, not the day they were postmarked, so allow time.
Rent is due on the 1st.
Your lease sets the grace period — typically 3 to 5 days — and the late fee that applies after it. If a payment is going to be late, tell us before the 1st. We can almost always work with someone who communicates early; we can't work with silence.

Maintenance requests
Submit every request through the portal so it's dated, tracked, and has photos attached. Include what's wrong, when it started, and whether we can enter with the key. You'll get a same-day response, and we'll tell you which vendor is coming and when.
Emergencies
Fire, gas smell, or a medical emergency: call 911 first. For active flooding, no power to the whole unit, a broken exterior door or lock, or no A/C in extreme heat, call us directly at (954) 546-3146 — don't wait on the portal.
Move-in
You'll get keys, a signed lease, and a condition report. Walk the unit and note anything already damaged within the first few days — photos help. That report is what we compare against when you move out, so it protects you.
Move-out
Give written notice per your lease. Return the unit clean, empty, and with all keys, remotes, and fobs. We inspect against the move-in report, and your deposit is handled on Florida's statutory timeline with an itemized statement if anything is deducted.
Common questions.
Can I have a pet?
It depends on the property and the owner. Ask before bringing one home — unauthorized pets are a lease violation, and an approved one just needs paperwork.
Who handles lawn care and pest control?
Your lease says. On most single-family homes it's the resident; on managed multi-unit properties it's usually covered. Check the lease or ask us.
Something small broke. Do I still report it?
Yes. Small problems get cheap and easy fixes; ignored ones turn into damage discussions later. Report it in the portal.
How do renewals work?
We reach out well before your lease ends with renewal terms. If you plan to leave, give notice in writing on the timeline in your lease.
